What are the perks of a reverse floor plan, and why do many people love this home layout?

What is a reverse floor plan?
In a more traditional floor plan, the living areas (living room, dining room, kitchen) are on the main level, while the bedrooms are upstairs. Flip that around, and you’ve got a reverse floor plan! A reverse floor plan (sometimes referred to as an “inverted” floor plan) means the bedrooms are on the main level, while the living areas are upstairs. Now let’s dive into a few of the unique benefits of a reverse floor plan:
Our #1 favorite thing about this type of floor plan is the fabulous entertaining spaces that often come along with it. With your living area on the top floor, you’re more likely to get soaring, dramatic ceilings. Your living floor windows let in more natural light (always a bonus in Seattle!), and you have the possibility of skylights just adding to the expansiveness of everything.
Many homes with reverse floor plans also have rooftop decks—especially if your home is a townhouse. This means that it’s easy to go between the living area (and more importantly, the kitchen!) and your outdoor hangout, which is a major plus if you’re entertaining.
(Pro tip: We recommend getting a smart lock on your front door with remote unlock capabilities. When your friends arrive to join the party and ring your doorbell, you can just let them in with your phone instead of needing to go downstairs to let them in!)
Another bonus is the setting of your main living area. You already know that you get more natural light, but being higher up means you’re much more likely to 1.) have a view and 2.) have more privacy in your living areas.
